Port St. Lucie Home Inspection: WDO and Termite Terms Explained

For buyers in Port St. Lucie, Fort Pierce, Stuart, Palm City and across the Treasure Coast.

Request pest control

Most Florida home purchases include a wood-destroying organism (WDO) inspection, reported on the state's official form, FDACS-13645. On the Treasure Coast, where both subterranean and drywood termites are common, the WDO report matters. Here's what the usual terms mean. The inspector who wrote your report is the best guide to it; a licensed pest control company can explain treatment options and costs.

What was found

Live (visible) WDO(s) — Active termites, wood-boring beetles or wood-decay fungi were seen. Treatment is needed. See termite treatment.

Evidence of WDO(s) — Signs such as mud tubes, pellets, exit holes or shed wings, but not live insects.

Damage caused by WDO(s) — Wood damage was visible. The extent may be greater than what could be seen.

No visible signs — Nothing was observed in the accessible areas on the day of inspection.

Treatment history

Evidence of previous treatment — Drill holes, bait stations or notices show the home was treated before.

Treatment notice / company — Ask the seller for records and whether a termite warranty can transfer.

Tenting — Whole-structure fumigation, usually for drywood termites. See subterranean and drywood termites.

Limits of the inspection

Inaccessible areas — Parts of the attic, walls behind finishes or areas blocked by storage that couldn't be inspected.

Visual inspection only — The inspector didn't open walls or move heavy items, so hidden activity may exist.

How serious is it?

  • Monitor: evidence of previous treatment with no activity, and a current warranty.
  • Treat soon: evidence of WDOs without live insects.
  • Before closing: live infestation or significant damage.
